Polyaspartic Garage Floor Coating
in Phoenix, AZ

If you’ve had an epoxy floor go cloudy or yellow near the garage door where the sun hits it, that’s a UV problem, not a defect in the install. Polyaspartic doesn’t do that. It cures faster than standard epoxy, stays clear under direct sun, and gets you back in the garage sooner. We install polyaspartic garage floor coatings across Phoenix and the North Valley.

What Makes Polyaspartic Different From Epoxy

Most people ask us this on the phone before they ask about price, so here it is straight.
Standard epoxy topcoats amber over time in direct sun, and in Phoenix that means any floor that catches light through an open garage door. Polyaspartic resin is UV stable, so a polyaspartic garage floor coating keeps its color instead of yellowing at the door line.
Epoxy can take days between coats and longer before you can drive on it. Polyaspartic cures in hours. A polyaspartic garage floor coating job that would tie up an epoxy install for the better part of a week is often back in service the next day.
Polyaspartic cures in a wider temperature range than epoxy, which matters on a 115 degree August afternoon or a cold snap in January. Epoxy can struggle to cure properly outside a narrow band. Polyaspartic doesn’t care as much.
The honest tradeoff. Polyaspartic material runs more than epoxy. Most of our polyaspartic garage floor coating jobs use it as the UV-stable topcoat over an epoxy or flake base rather than a full polyaspartic build, which gets you the durability and the price both in a reasonable place.

How We Build a Polyaspartic Garage Floor

The slab gets diamond ground the same as any of our garage floors. There’s no shortcut on prep just because the topcoat is different. Cracks get cut and filled with semi-rigid polyurea, oil spots get treated, and the floor gets vacuumed clean before anything goes down.

From there we typically run a pigmented epoxy base coat with flake broadcast into it, then seal the whole thing under a polyaspartic topcoat instead of a standard epoxy clear coat. You get the color and texture options of flake with a topcoat that won’t amber at the garage door.

For garages that need to be back in service fast, whether that’s a second vehicle bay or a home business, we can also run a full polyaspartic build with no epoxy layer. It costs more but the whole job can be done in a single day.

How We Install a Polyaspartic Garage Floor

01
Day One

Surface Preparation

Diamond grinding to open the concrete profile, crack and joint repair, oil treatment, moisture check. Same standard regardless of what topcoat goes on.

02
Day Two

Base and Flake

Epoxy base coat with flake broadcast to the density you choose, if that's the system. Full polyaspartic builds skip this step.

03
Day Two or Three

Polyaspartic Topcoat and Fast Cure

The polyaspartic topcoat goes on and cures in hours rather than days. We walk the floor with you and cover care once it's ready.

Polyaspartic Garage Floors Across Phoenix and the North Valley

This is a common upgrade for garages in Anthem, Cave Creek and Scottsdale that catch heavy afternoon sun through east or west-facing doors, where a standard epoxy topcoat is more likely to amber over a few years. It’s also the right call for anyone who needs the garage back fast, whether that’s a work vehicle or just not wanting the space tied up for a week.

Polyaspartic garage floor coatings across Phoenix, Anthem, New River, Desert Hills, Cave Creek, Carefree, Scottsdale, Paradise Valley, Surprise and Peoria, plus Rio Verde, Wickenburg, Prescott and Sedona. Not sure if we reach you? Call (480) 490-1102 and we’ll tell you straight.

Why People Choose Polyaspartic With Us

We Explain the Tradeoff

We won’t upsell polyaspartic if a standard epoxy topcoat is the right call for your garage. If your door doesn’t get direct sun, epoxy holds up fine and costs less.

Same Prep Standard

Diamond grinding and proper crack repair on every job, polyaspartic or epoxy. The topcoat is not what makes a floor fail. Bad prep is.

Built for Arizona Sun

Polyaspartic topcoats chosen specifically because standard epoxy struggles with UV exposure in this climate.

Polyaspartic Garage Floor Questions

Is polyaspartic better than epoxy for a garage floor?

Neither is universally better, they solve different problems. Polyaspartic won’t yellow under UV and cures much faster. Epoxy costs less and holds up fine on floors that don’t get direct sun. We’ll tell you honestly which one fits your garage.

How much more does polyaspartic cost than epoxy?

More per coat, since the material itself costs more. Most of our jobs use polyaspartic as a topcoat over an epoxy or flake base rather than a full polyaspartic build, which keeps the cost reasonable while getting the UV stability where it matters, at the surface.

How fast can I use my garage after a polyaspartic coating?

Polyaspartic cures in hours rather than days. Depending on the system, light foot traffic is often possible the same day and vehicle traffic within a day or two, faster than a comparable epoxy job.

Will polyaspartic really not yellow in Arizona heat?

It’s UV stable by chemistry, which is different from epoxy resin. It’s the reason we recommend it specifically for garages with doors that face direct afternoon sun.

Can you add polyaspartic over an existing epoxy floor?

Only if the existing coating is in good shape and well bonded. If it’s failing, it needs to come off first. We’ll check the floor and tell you straight whether that’s a realistic option.

Do you charge for estimates?
