Polished Concrete vs. an Epoxy Coating

An epoxy floor is a system applied on top of the slab. Polished concrete is the slab itself, ground and densified until it’s hard, smooth and light-reflective. There’s no topcoat to eventually wear through, no coating to hot-tire lift in a garage.

It’s not the right call for every floor. A slab with heavy cracking, staining, or an uneven pour looks rough polished, because polishing reveals the concrete rather than covering it. On a sound slab, though, it’s one of the most durable, lowest-maintenance floors available.

We start with a test grind to see what the slab actually looks like underneath any sealer, paint or staining, since that determines how far the process goes.

Step Two

Progressive Grinding

Diamond tooling works through progressively finer grits, opening the surface and removing scratch patterns left by the coarser step before it.

Step Three

Densification

A chemical densifier hardens the surface and helps prevent dusting, which is what makes a polished floor easier to maintain than bare or sealed concrete.

Step Four

Final Polish and Sheen

Final passes bring the floor to the sheen level you choose, from a low satin finish to a high, mirror-like gloss.

How much does concrete polishing cost in Phoenix?

Concrete polishing runs $2.80 to $8.00 per square foot depending on the condition of the existing concrete, how much grinding and repair it needs, and the sheen level you want. A sound, clean slab costs less than one with staining, cracking or old coating to remove first. Estimates are free.

Will my garage floor polish well?

It depends on the slab. A dense, sound pour polishes nicely. Heavy cracking, spalling or previous coatings can limit the result or add prep cost. We run a diagnostic grind before quoting so you know what you’re actually getting.

Is polished concrete slippery?

A high-gloss finish can be slicker when wet than a textured coating. For garages and outdoor-adjacent spaces we can dial back the sheen or add a slip-resistant additive if that’s a concern.

How does polished concrete compare to epoxy for maintenance?

Lower maintenance overall, since there’s no topcoat that can wear through or peel. It’s swept and occasionally damp mopped. Epoxy needs recoating eventually, polished concrete generally doesn’t.
